Twenty-two square metre extension off the back of a bungalow, plus a kwila deck stepping down to the lawn. Consented and signed off in one go.

Insurance job. Found the leak had been going about two years — replaced framing, re-lined, tanked and tiled. Handled the assessor ourselves.

Rot through the south elevation where a downpipe had been discharging behind the cladding for years. Fixed the cause first, then the boards.
